What types of businesses do you work with?
We serve a broad range of small business clients: growing medical practices and professional services, retail and franchise owners, along with exercise, beauty, childcare, tutoring, dance, pet, and event center spaces.
What is the difference between a shell space finish-out and a remodel?
A cold shell is an empty suite that includes only the outer walls. Electrical, plumbing, and HVAC are not present, so a finish-out builds the space from that blank slate. As your general contractor we bring those systems in through licensed subcontractors and manage them alongside the rest of the build. A remodel starts with an existing built space and reconfigures the previous tenant floor plan to fit how your business runs.
Do you handle permits and city approvals?
Yes. As your general contractor we manage the permitting process end to end, including MEP drawings, city submittals, and coordinating your Certificate of Occupancy.
Can you work within a Tenant Improvement Allowance?
Yes. We regularly price projects against a landlord Tenant Improvement Allowance and value engineer where needed, which means finding lower cost materials that perform at or near the values of more expensive products, to keep the project inside the allowance.
What if my landlord does not have an as-built floor plan?
Roughly half the time the landlord either does not have the as-built plan or the plan on file does not match what is actually on the ground. Our As Built Scan to Plan service scans the space and produces a dimensionally accurate plan the city will accept for permitting.
Do you help with disaster recovery and insurance?
Yes. We help clients rebuild quickly after fire, water, or storm damage, and we can help negotiate with insurance companies so the business gets back to normal sooner.

Commercial Construction Terms Cheat Sheet

These are some of the more frequent terms and definitions you will hear around your commercial construction project.

01ADA
Americans with Disabilities Act. The minimum requirements to accommodate those with physical disabilities.
02Blueprints
The detailed plans and drawings that are submitted for city permits.
03Build Out / Finish Out / Fit Out
All of the construction that goes into making a shell space ready for a new tenant.
04Certificate of Occupancy (C.O.)
A city-issued document stating a building meets the local code and the tenant is authorized to inhabit the space.
05Cold Shell or Shell Space
An empty building or suite that only includes the outer walls (shell) of the space. Electrical, plumbing, and HVAC are not present.
06General Contractor
The main contractor who is responsible for delivering the project.
07MEPs
An abbreviation for Mechanical (HVAC), Electrical, and Plumbing drawings and systems.
08Rent Abatement
The rent-free period a landlord gives a tenant before their rent starts.
09Tenant Improvements (TI)
Any improvements a new tenant or owner makes to a commercial space.
10Tenant Improvement Allowance (TIA)
The amount a landlord agrees to contribute towards tenant improvements.
11Value Engineering / VE
The process of finding lower-cost construction materials that perform at or near the values of more expensive products.
12White Shell / White Box
A bare space that includes some basic finishes: drywall on exterior walls, an ADA restroom, an electric panel, and an HVAC system. Sometimes it includes flooring or a ceiling.
