Shell Space Finish-Outs for Sports and Entertainment Venues

A cold shell is four walls and a slab. Nothing else is in it, so the mechanical, electrical and plumbing all arrive with the build, and that is an advantage for a sports facility because the systems can be sized for the room you actually want rather than the one the last tenant left behind.

Happy Ski School in Plano was exactly that. The suite had no HVAC, no restrooms and no power distribution. We brought those in and built the slope, the training bay and the front of house around them.

On a finish-out we handle framing, drywall, electrical, plumbing, HVAC, lighting and finishes, and we coordinate the trades against the equipment schedule so the turf, the netting or the simulator enclosure lands in a room that is ready for it.

Remodeling an Existing Sports or Entertainment Facility

Most of this work starts with a suite that was built for something else. Kids United in Plano was a retail space before it was an indoor soccer program for children from eighteen months to ten years old. Getting there meant taking the floor back to slab, adding a second restroom, building an office, and putting viewing windows where parents could actually see the pitch.

A remodel is usually the right call when the location is good and the layout is not. Common reasons owners remodel:

  • Opening up sightlines for parent viewing
  • Carving out party and event rooms

The Back Nine Golf in Denton was a second-generation suite taken back to bare slab with the grid ceiling pulled down, then rebuilt as simulator bays with the lighting and acoustics those screens need. Renovation work of this kind is mostly about the envelope: lighting, acoustics, flooring, HVAC capacity and the finishes people actually touch.
